Ownership is subject to the 303 Office Building Association’s declaration and its 5 amendments.
The Association’s fee is $2.55/rsf/year: It covers all the building’s common area expenses including
insurance, water & waste, fire sprinkler & service, elevators (3), roof, windows, lobbies, custodial, management, and legal
with reserves currently at +/-$170,000 in cash;
it does not cover the suites’ electrical, HVAC, plumbing, repairs & maintenance or janitorial.
